Water Isn't Guaranteed Here, and You Can Actually Check For It

Last summer, our well went dry. We filled it three or four times before the rain finally caught up, about $150 each time, and we counted ourselves lucky.

That kind of thing rarely shows up on a listing.

About half of Nova Scotians rely on groundwater for their water supply. Wells here come in two kinds: shallow dug wells and deeper wells drilled into bedrock. Most years, a well is a quiet, unremarkable part of owning a rural property. Then a dry summer happens, and it isn't.

Here's the both/and of it: Nova Scotia's groundwater is generally good, and a well can still fail you in a drought year. Both things are true, and the second one is the part nobody puts on a for-sale sign.

What You Can Actually Check

You don't have to take a listing's word for it. The province keeps real, public data on this.

The Well Logs Database lets you search by address or area and see depth, yield, groundwater level, and depth to bedrock for wells already on file. If there's a specific property you're looking at, this is the first thing to check. Search the Well Logs Database

The Real-Time Shallow Aquifer Monitoring Network tracks live water levels from volunteer-monitored wells around the province. It won't tell you about one specific well, but it will tell you whether the surrounding region is currently under stress. View the live aquifer network

The Groundwater Levels Timeline Map, linked from the province's groundwater hub page, shows how levels have shifted since 2012. Useful for telling whether a dry summer was a one-off or a pattern for that part of the province.

This is the same instinct behind checking wind farm plans, mining rights, and other land use issues before you close - the data exists, most buyers just don't know to look for it.

Drilled Wells and Arsenic

There's another wrinkle specific to drilled wells. About 42% of Nova Scotians rely on private wells, and it's estimated that 1 in 5 of those users may have unsafe arsenic levels in their untreated water. Arsenic here is naturally occurring, tied to the bedrock a well is drilled into rather than anything a previous owner did wrong, and it shows up mainly in drilled wells, not the shallow dug kind. It's invisible and tasteless, so testing is the only way to know.

If you already own or are looking hard at a property with a drilled well, here's how to actually test for it.

If you're building rather than buying an existing home, budget accordingly - a drilled well and septic system together typically runs around $30,000, and that's before you know what's actually in the water.

Older rural properties sometimes share a well with a neighbour under an informal, decades-old arrangement, too. It's the kind of thing that turns up during a title search alongside other easements and right-of-way arrangements common on rural Nova Scotia land, and it's worth asking your lawyer to flag specifically.

Rainwater as a Backstop

If a dry summer worries you, or you'd rather not be entirely dependent on a well, rainwater collection is worth setting up before you need it, not after.

A rain barrel under a downspout is the easiest starting point, and a few municipalities help with the cost. Antigonish County, for example, launched a $50-per-barrel rebate in 2026. Worth a quick check on whether your own municipality runs something similar.

For serious storage, plenty of rural Nova Scotians use IBC totes, the roughly 275- to 330-gallon plastic containers strapped inside a steel cage that used to hold food-grade liquids or industrial product. New, they're expensive. Secondhand, they turn up regularly on Facebook Marketplace, often for a fraction of the price, and food-grade totes can be cleaned out and repurposed for water storage. Just confirm what a used tote actually held before you trust it for anything you'll drink or put on a garden.

What the Data Doesn't Tell You

None of this replaces an actual water test or a conversation with a well driller before you close. A dry well two properties over doesn't guarantee anything about the one you're buying. A full well in June doesn't guarantee it stays that way in September.

If you're buying sight-unseen, this is exactly the kind of thing photos don't show - well pumps and septic systems fail quietly, and the surprises tend to show up after closing, not before. A scouting trip that includes asking pointed water questions is worth more than any listing photo.

What the data gives you is a starting point, and a reason to ask sharper questions than "does the well work."

If you're on municipal water, none of this applies to you, and that's genuinely one less thing to carry into closing. If you're not, it's worth five minutes before you fall for a listing photo.
